How Insurance Chimney Claims Work in DFW

These are the actual mechanics of an insurance chimney claim — the five steps Space Fireplace Services walks from First Notice of Loss all the way to final carrier billing. Step 1 — File First Notice of Loss (FNOL) with your carrier

First Notice of Loss is the filing that opens your claim, and every carrier takes it by mobile app, online portal, or phone. Do it the day you find the damage — most policies call for 'prompt notice,' and letting weeks pass can put coverage at risk.

The filing gets you a claim number right away and, typically within 24-72 hours, an adjuster's name and contact. Hold onto both. The claim number appears on every document we produce, and the assigned adjuster is who we communicate with directly.

FNOL can come before our inspection or after it — either order works. A lot of homeowners have us out first, so the full scope is documented before the adjuster arrives and our findings go straight into the claim file.

Step 2 — Free on-site inspection + documentation

The inspection costs you nothing and produces the exact documentation set an adjuster looks for:

  • Drone aerial photo set — the full perimeter, top-down crown shots, chase-cover detail, and flashing close-ups; this supports storm and lightning claims without ladder-only access
  • Internal video flue scan — high-resolution chimney camera footage of the flue showing tile cracks, creosote glazing, and the condition of the smoke chamber
  • Written NFPA 211 inspection report — Level 1 or Level 2 inspection findings written up to the National Fire Protection Association standard adjusters expect
  • Moisture mapping — infrared plus pin-meter readings across interior masonry to trace the water-intrusion path and its extent

Nothing gets skipped: exterior masonry or chase, crown, cap, flashing, the flue interior, smoke chamber, firebox, damper, and any attached gas appliances. Damage anywhere in that system can belong to the covered claim.

Step 3 — Xactimate-format estimate delivered

Every major US insurance carrier estimates property claims in Xactimate. An estimate that arrives in that format — line-item scope, current regional pricing, the codes adjusters recognize — moves through approval far faster than a hand-written quote.

Step 4 — Adjuster review + supplementals as needed

Chimney claims routinely need supplementals — additions to the original claim scope filed when new damage turns up during repair. The initial adjuster scope tends to price what is visible outside; teardown is where the deeper problems show up — cracked flue tiles inside an intact flue, a damaged smoke chamber behind sound brick, a liner that failed out of sight.

Each hidden-damage finding gets photographed, and the supplemental Xactimate revision goes to the carrier as we work — so the final settlement reflects what the repair actually required, not just what showed on the surface.

Step 5 — Approved work executed; carrier billed direct

Scope approved, work scheduled. Most chimney repair scopes finish in 1-7 days depending on size; a major rebuild — full chimney rebuild, or full liner replacement plus a smoke chamber rebuild — can run 1-3 weeks.

At completion you receive the closing documentation: photos of the finished work, a certificate of completion, an NFPA 211 post-repair inspection report, warranty paperwork, and a final invoice formatted the way your carrier requires.

The approved amount gets billed straight to the carrier. What you pay: your deductible, plus any non-covered upgrade you chose to add — say, a copper cap in place of a standard galvanized one. No upfront contractor payment, and no balance billing on the approved scope.
