The mix is unusual: post-2015 large-lot custom homes alongside 1990s and early-2000s estates being taken down to studs and reimagined, with Legacy West’s mid-rise condos and townhomes layered on top. **Late-90s and early-2000s estate renovations** — The original fireplaces in homes built in 1995–2005 are almost universally undersized for current taste and styled to a vernacular (often heavy traditional, sometimes Tuscan, occasionally Mediterranean) that doesn’t match the new direction. We remove the original firebox, reframe the opening, install a current-generation linear, and coordinate with the surround contractor on a complete re-clad.

**Legacy West condos and townhomes** — Mid-rise and high-end townhome buyers in the Legacy West district often want to upgrade the builder-grade fireplace before they move in. HOA coordination is real here — we know the buildings. Quick, clean installs that respect the building’s rules.

We don’t do chimney sweep work in West Plano. Most homes have direct-vent gas, not masonry chimneys. We design and install fireplaces.

A subset of Legacy West buildings restrict gas penetrations or have no flue chase available. For those, we install ventless gas (where permitted) or high-end electric linears — Modern Flames Orion Bold, Dimplex Ignite XL — in 60-inch and 74-inch configurations.

### Gas Conversion of Older Wood-Burning Fireplaces

## Frequently Asked — West Plano Edition

**Our 1998 home has a big stone arch fireplace that doesn’t match the renovation we’re doing. Can you remove it cleanly?**
Yes. This is our most common West Plano project. The firebox comes out, the framing is rebuilt to the new opening, and a current-generation linear is installed with surround coordination handled jointly with your design team. Typical 10 to 14 days on-site.

**Can you install a fireplace during new construction so it’s ready when we move in?**
Yes. We work with several West Plano custom builders directly. Coordinate at the framing phase — we’ll provide written rough-in specs, attend framing inspection, and time the unit install to fit the trim and surround schedule.

**Do you work with Legacy West HOAs?**
Yes. We’ve installed in several Legacy West buildings and we know which require architectural review for venting terminations, which require fire-protection engineer sign-off, and which need contractor pre-approval. We handle the package.

**Can you install an outdoor fireplace on an existing covered patio?**
Yes — 4 to 8 weeks lead time on the unit, 5 to 10 days on-site.

**Will a new linear heat my great room as effectively as the old fireplace did?**
Better, usually. Modern direct-vent linears throw 35,000 to 50,000 BTU with substantially better efficiency than a 1998 builder-grade insert. The room will be more comfortable on flame-and-heat mode and you’ll use it more.

**Can we keep our existing stone surround if we install a new unit?**
Sometimes. If the new firebox dimensions match the existing opening within manufacturer tolerance, yes. More often the opening needs to be reworked to fit a larger unit, and the surround gets rebuilt with the new install.

**What’s the lead time on a high-end linear in West Plano?**
Domestic: 4 to 8 weeks. European (Ortal, Stuv, Spartherm): 10 to 16 weeks.
