Every install we run in the Design District — for trade or direct — comes with a single project lead, a fixed delivery week, written framing specs for the GC, a venting termination package coordinated with the architect, and a same-week response to any RFI from the field. We work to construction-document standards, not retail-installer standards.

For direct homeowners in Design District lofts: same standard, smaller scope. Most loft installs are an electric or ventless linear in a media wall, sometimes a power-vent gas where the building’s flue chase allows it. ### Large Statement Linear Fireplaces — 72″, 96″, 120″
The Design District signature. Long, low, dramatic linear gas fireplaces used as the architectural focal point of a great room, a master suite, or — in two recent estate installs — a primary bath. We install Ortal, Stuv, Spartherm, European Home, and Hearth & Home’s deepest custom configurations. Lead times are real (10 to 16 weeks on the European units), and we manage the procurement so the unit lands when the framing is ready, not the other way around.

### Multi-Sided Fireplaces — See-Through, Three-Sided, Pier
The Design District’s interior designers love a fireplace you can see from multiple angles. See-through units between living and dining are the most common; three-sided peninsula units anchoring an open floorplan are a close second. Pier (four-sided, freestanding) installations are rare but striking when the architecture supports them. We’ve installed all four configurations in the last twelve months.

### Custom Surround Coordination — Limestone, Concrete, Steel, Bronze
We don’t fabricate surrounds, but we coordinate with the fabricators the Design District specifies. Cold-rolled steel surrounds from a Dragon Street shop. Honed limestone from a Hi Line yard. Poured concrete from a contractor working out of a Levee Street studio. The fireplace install schedule integrates with the surround fabrication and delivery — we’re not the bottleneck, and we don’t let the surround crew become the bottleneck either.

### Gas Conversion for Existing Loft Fireplaces
Several Design District lofts were built in the early 2000s with builder-grade vent-free or B-vent units that look badly dated next to a 2024 interior. Conversion to a current-generation direct-vent or power-vent linear is a 3-to-5-day job and transforms the room.

### Ventless Linear for Buildings Without Flue Access
Several Design District loft conversions have no flue chase available. Ventless gas (where allowed) and high-end electric linear are the alternatives. We install Modern Flames Orion Slim and Dimplex Ignite XL Bold in 60″, 74″, and 100″ widths regularly.

### Fireplace Removal for Renovation
A common Design District scenario: the loft was bought five years ago with a forgettable corner fireplace, the new owner is gutting to studs, the fireplace is in the way of a new floorplan. We remove the firebox and venting, cap the gas, and patch the structure to a clean slate so the new design isn’t constrained by the old footprint.

### Repair and Service
Pilot, thermocouple, blower, ignition module, glass replacement on existing high-end installs. We service Ortal, Stuv, Spartherm, Heat & Glo, Montigo, and Hearth & Home — most of what’s been installed in the district over the last decade.

## How We Work With the Trade

Most Design District designers we work with operate on three commitments from us:

1. **Confidential trade pricing** on every linear, ventless, and electric unit we install. You spec, we supply, your client never sees our invoice.
2. **Pre-construction consultation** before framing — we’ll come to the architect’s office or the job site with cut sheets, confirmed rough-in dimensions, gas-and-vent requirements, and a written framing spec the GC can build to.
3. **Fixed delivery weeks** that lock once we order the unit. If we say week 14, the install is week 14. We carry inventory on the units that ship the slowest so the schedule doesn’t slip.

## Frequently Asked — Design District Edition

**I’m a designer specifying a fireplace for a client in Highland Park. Will you install if we buy the unit through a different channel?**
Usually yes. We prefer to supply because it gives us full control over delivery date and unit condition, but we’ll install client-provided units when the warranty and certification are intact. Quote includes only labor in that case.

**Can you handle a 120-inch custom linear with a poured-concrete surround?**
Yes. We’ve done it. Coordination with the concrete fabricator and the framer is the critical path — we lead it.

**My architect wants a fireplace in a primary bath. Is that even legal?**
Yes, with the right unit. Direct-vent gas in a bathroom is code-compliant in Dallas when the unit is rated for the space and the venting is properly executed. We’ve installed in three primary baths in the district in the last 24 months.

**What’s your lead time on European linears?**
Stuv: 10 to 14 weeks. Spartherm: 10 to 14 weeks. Ortal: 12 to 16 weeks (custom dimensions add 2 to 4). We order the moment the spec is locked.

**Can you coordinate with our framer and electrician so the fireplace isn’t the last thing waiting on the site?**
That’s the entire point of how we run a Design District job. Pre-framing walk-through with the GC, written rough-in spec, in-wall inspection before drywall, final commissioning when ready.

**Do you work with the structural engineer if the fireplace requires opening a load-bearing wall?**
Yes. We don’t sign engineering, but we coordinate with the engineer the project has engaged and we install to their specifications.

**Will the fireplace be ready for photography on a specific date?**
If we have a confirmed install week, yes. We hit photography dates. That’s part of the trade promise.
