Dropped into a 2,400-square-foot Design District loft with a sixteen-foot ceiling, they read undersized, throw insufficient heat, and produce condensation problems on the surrounding finishes. The conversion path is a sealed direct-vent insert at 60 or 72 inches, with horizontal venting through a new co-axial pipe to the exterior. We retire the original framing chase, rebuild it to the new unit’s clearance spec, and finish the surround in board-formed concrete, blackened steel, or stone slab. For the rare original masonry chimney that exists in a pre-war Design District building — a few of the 1930s commercial conversions retained their boilers and flues — the conversion path is a sealed insert vented through a new co-axial liner installed inside the existing chimney chase.
